Shellie Graham is our Certified Practising Conveyancer who holds a current conveyancers licence in both New South Wales and Victoria. Shellie's qualifications allow her to advise you in relation to all types of real estate and property conveyancing in both New South Wales and Victoria. She will complete all the legal work associated with the transfer of property - residential, rural, land, commercial, strata and business.
Buying a house or any residential property is one of the most important undertakings that anyone can get involved in. It is therefore imperative that proper documentation and the legal process is followed to ensure that both the seller and the buyer are protected from any legal issues that may arise from the transaction.
We search and investigate the title of the property (and bring any relevant matters to your attention before you proceed with the purchase). We can ascertain whether you're due any stamp duty concessions. We'll finalise settlement for you and answer any queries you may have throughout the process. Are there any restrictions that burden or benefit the property?
Do you know the names of all the documents that you have to include in a Contract for sale of land? Without professional help, not many property owners are able to answer all these questions. Which means they may not be able to ensure that the legal requirements of preparing a Contract are satisfied.
If the property that you are purchasing is part of a set of units, flats, high rise apartments or other grouped dwellings or other forms of collective title, it is likely to have a strata title. When you buy in a strata title property, there are a number of additional obligations that you have. For more information on strata titles there is a brochure available for download from NSW Fair Trading at www.fairtrading.nsw.gov.au.
