There are many complexities surrounding the rules and regulations of property transfer. We highly recommended to our customers or people who are only just starting to look for the perfect home, to send us a copy of the Section 32 before you sign the Contract of Sale to have it checked, so we can make sure all the needed Special Conditions are in place before the Contract is signed and to make sure you have checked every appliance to make sure they are in full working order.

The FHOG is a tax free grant from the Federal and State Governments to give buyers a helping hand when buying their first home, which is now only available to new homes or vacant land.
At Conveyancing World we understand that selling a home is not something that you do everyday, so we want to make understanding how it works and the entire selling processes as easy as we can. We prepare the Vendors Statement and Auction Contracts with full disclosure of all information in order to get you a rock solid, legally binding contract from the moment it is signed.
When buying a property the agent will give you a Section 32 Vendor Statement. The best description of a Section 32 Vendors Statement could be compared to that of a vehicle Road Worthy Report. The Section 32 Vendors Statement is a document that declares to a potential purchaser the story of the property.
A copy of the auction rules, S.32 Statement with full Contract of Sale and a full set of Auction certificates are in the Section 32 and any additional conditions must be available for viewing prior to commencing the auction. Prospective buyers are advised to read these carefully prior to bidding.

In a private sale only the Section 32 is prepared by the Conveyancer and can contain a minimum number of certificates and the real estate agent will use a standard REIV Contract of Sale, the Purchaser can negotiate with the Vendor to have the sale subject to certain conditions.For example, obtaining finance, the sale of an existing property or the successful completion of pest and building inspection.

Could not possibly have been a worse experience failed at every turn and fixed fee what a joke
Failed to deal with the rubbish left by vendor also failed to get confirmation that I own said rubbish upon exchange now it's a issue as the vendor claims ownership even though I was told I have clear ownership of the items
Failed to have the rates paid even though I paid a portion to bring them to the next billing period now the council is chasing me for unpaid rates and when I ring conveyancing world I was told I would get a return phone call within a hour now around 2 weeks later and no phone call

I am completely and utterly DISSATISFIED with Conveyancing World.
1. We have attempted to ring Deanna on a number of occasions - the phone rings OUT with no message facility
2. We have sent numerous emails and had NO response
3. We were provided with the WRONG payee's details for the Settlement Cheque and a new bank cheque had to be drawn by us
4. We requested a break down and explanation of the various cheques - we are STILL waiting for a response even though we have now requested this THREE times
5. Finally - on 17th December, Conveyancing World responded to an email we'd sent on 8th December
