With more than three decades of real estate industry experience, Frank Kaiser had a clear vision in mind when he first opened the doors to Frank Kaiser Property Management in 1996. Having spent almost 20 years working for a local well established Real Estate Agency, he felt there was a need to provide a stand-alone Property Management service in Mount Gambier as it is his belief that it's important to focus solely on the management of the property, putting the needs to the Landlord and Tenant above the rest.

We fully appreciate this, and are mindful that you want to make sure it is providing the best possible return. We have experienced specialist managers who will expertly attend to every aspect of the management of your property. You can rest easy knowing our people are regularly monitoring the investment returns you are getting and taking care of the day-to-day management of your property as if it were their own.
Tenant arrears are monitored on a daily basis. Rental arrears of 2 days and up to 7 days are contacted by phone or SMS to follow up on their payment. If rental arrears are not paid by the 14th day, the tenant will be issued with a Notice of Termination to remedy the breach within 7 days. Owners are kept up to date throughout this process and it is our aim to move quickly to minimise the loss to the Landlord.
Frank Kaiser Property Management provides a range of services to make the search and rental process as convenient as possible. Search Assistance - Our office can notify you when a rental property becomes available. Maintenance and Repairs - Our experienced property managers ensure all properties are maintained in the best condition for the tenant.
Our office holds a spare set of keys for all of our residential rental properties. If you have locked yourself out of the property, we can supply you with our spare set of keys to let yourself back in but they must be returned by close of business on the same day. If you lock yourself out out of business hours you will need to contact a locksmith to arrange access at your expense.

We bought a property that had been managed by this firm...needless to say, completely unimpressed with how clean the property was..sent the cleaners back, still really dirty. Floor tile grout absolutely disgusting, same with bathrooms. This is only a small example, dropped the ball on this executive property.
