An Enduring Power of Attorney is a document given by you (the Donor) to another person (the Attorney) which enables the Attorney to act on your behalf. Unlike earlier forms of Powers of Attorneys, an Enduring Power of Attorney is not revoked (cancelled) if your Donor subsequently becomes mentally incompetent.
A will is a legal document that enables specified people (your Executors) to distribute your assets according to your wishes when you die. Your assets include your house, land, car, shares, bank accounts, insurance policies and any other goods that you own. If you have a young family, your Will can also state who is to be the legal guardian of your children.

UPDATE 1: Have advice from people working in the legal industry that people new to home buying can do the following to try and protect themselves from similar experiences:
a. Ask for a costs agreement. You're entitled to one. There should be no argument from them whatsoever - and if there is, then that in itself is an ethical no no.
b. Ask lawyers/ conveyancers what kinds of quote/ charges/ fees/ costs they charge roughly.
c. *HOW/ WHEN* they generally charge it.
d. What costs/ fees/ charges are incurred if the contract terminates for any reason (e.g. building and pest inspection).
