Services
The Section 32 Vendor Statement (Section 32) must be prepared by, or on behalf of, the vendor, and served on any person who wishes to purchase the vendor's property before the contract of sale is signed. There are serious consequences for the vendor if this procedure is not followed. The Section 32 is a document provided by the seller of real estate (vendor) to an intending purchaser.
Owner Builder Obligations under the Sale of Land Act 1962 Pursuant to the Sale of Land Act 1962 (Vic), a vendor is required to disclose in the vendor's statement whether any building permits have been issued for the property in the last 7 years. Where a building permit has been issued and it lists the vendor as both the owner and the builder, then the vendor is an owner builder for the purposes of the Building Act 1993 (Vic).
These are out of pocket costs and includes items such as searches and settlement agency fees. There is no mark up on these items. Full disclosure by way of our Costs Disclosure Statement and a Costs Agreement as required under the Legal Profession Act 2004. We can handle anything that happens! We used Lawyers Conveyancing twice for pre purchase advice. In both occasions, Peter was very quick, prompt and diligent with going through the section 32s and contract of sales. He picked up on potential current and future legal issues which deterred us from purchasing. Have we not done so, we could possibly face issues when selling the property in the future and to even live in it. I cannot recommend them enough. They are by far the quickest and most thorough conveyancing service we have ever used.

Ryan, Peter & Jill are fantastic! From the pre-contract review of the s.32 through to settlement, the team are easy to deal with and well priced.
