Conveyancing is the transaction of transferring title and the use of real property from one party to another. This is the service that we at the Conveyancing Studio offer and which we provide with focus, expertise and dedication. Acknowledgement - we know that a property transaction is important to you and one, ifnot the most, major transaction that you will enter into.
On receipt of your instructions, we will review the contract for sale, advise you on the terms of the contract, stamp duty liability, the availability of any government grants and order any inspections that you may require (if instructed). Prior to purchasing a property a prudent purchaser should obtain a pest report, a building report and if the property is a unit, villa or townhouse, a strata inspection report.
Your property cannot be advertised for sale and put on the market by a real estate agent until a Contract for Sale of Land has been prepared and provided to the selling agent. To allow us to prepare the Contract for Sale we require certain details, such as, the address of the property, title particulars, any inclusion and exclusions.
An 'Off the Plan' purchase is an agreement for the sale of property on which a residence is to be built before completion of the sale. Where the off the plan purchases is for a house-and-land packages or new apartment, stamp duty may be fully or partially exempted. The stamp duty must be paid within 3 months of the contract date to avoid any interest or penalties.
