A load bearing hanging beam which no support. An inspection from the manhole (loft hatch) would not have identified this defect so make sure your inspector enters the roof space. There were dozens of BCA non compliance defects on this roof frame. Upon receipt of the Bestwest Building's report the Builder acknowledged the defects and rectified to satisfy the Building Code of Australia.

Honestly one of the best companies I have ever had the pleasure of dealing with. They were accommodating and assisted beyond the level I could have hoped for. Even the 3 x Inspectors that came to site were simply phenomenal people and an absolute pleasure to deal with!! I decided, after recommendation by a friend of a friend, to engage Bestwest Building Inspection to assertain the state of a property I wanted to buy. The response was very professional and the team provided me with a, as I see it, satisfactory report for the timber pest inspection as well as the proprety inspection. Not being familiar with any of the due process, I am satisfied that they presented me with a satisfactory report which allowed me to proceed with the purchase. Very fast turn around and service. Helped facilitate early settlement and possession of our new home by carrying out a full structural and termite inspection on the same day at very short notice. Arranged access to the property through the real estate agent without any back and forth or input from us at all. Have enlisted BWB to inspect the new build of a house with Blueprint Homes in all the construction phases (slab, brick and timber, wet areas, and practical completion).
The reports have been great, they have found numerous issues that would have gone unnoticed and un-rectified resulting in a poor quality build becoming a lot better thanks to their reports.
Steve who has done the reports, and Charlie who has been the main email and phone contact are knowledgeable and happy to answer questions. Would recommend again.

I would highly recommend using Bestwest building Inspections, especially for remote investors, who possibly would not have physically inspected the property. Their reports are very thorough, covering all possible details on every defect found on the property. They helped me to identify structural defects and other major defects in a property which helped me to terminate the contract due to the number of red flags raised during the inspection. I have now used their service twice for 2 different properties and would easily say they are the best in the business.
