Directions to the property and key access details will be emailed to the booking guest's email address 7 days prior to arrival and the code for the key box will be sent via text at 2 pm on the day of arrival. If the email does not arrive in your inbox please in the first instance check your clutter and/or junk email and if you still have not received it please contact our team on +61 (2) 4862 5200.
You must not cause damage to the premises, including any common property in a strata scheme or association property in a community scheme. You are responsible for the actions of your visitors and must ensure they comply with the behaviour standards set out in the code. If you don't meet your obligations under the code, you could face penalties such as warning notices, fines or being added to the exclusion register.
The majority of the properties we manage include full linen in the tariff. However some properties on the South Coast require guests to bring their own sheets and towels. Holiday Rental Specialists do offer a linen hire service for these properties and for guests who do not wish to or can't bring their own linen.
Guests are solely responsible for their belongings whilst staying at the property and are required to take the usual steps to prevent any property loss, including locking premises and vehicles when not attended. If personal property is left behind and it is discovered by one of our housekeepers they will place the property in the Lost & Found property store at our nearest office.

We loved our stay. This house is more than comfortable and very well equipped. We had 8 people, 4 adults and 4 kids and there was plenty of room for all.
Beds comfortable, place was clean, and the management was responsive and professional. We have holidayed in Nelson Bay/ Shoal Bay for 10 years, and the management of this place is the best we have experienced.
Location is beautiful, beach just opposite is perfect for young kids, it is an off the lead dog beach so we kept a closer eye on them around dogs but had no problems.
Excellent bike/ walking track just across the road. Fabulous for kids

We stayed as a group of 14 friends at The Farmhouse in Canyonleigh over the Christmas to New Year break and we absolutely loved our stay. The house has the most amazing views and we felt very relaxed and able to have a great time for our NYE celebrations. The owner was lovely too, dropping off supplies from their house down the track and making sure we were having a good time, but very respectfully and never felt imposing. The team at Holiday Rental Specialists were super helpful and responsive before and during our stay to answer any questions we had. We’d use again and I would highly recommend

Great family property at Bundanoon 'Duncraig House', the property has all the ammenties for a weekend away, the team were very responsive to our needs and helped ensure us a great stay. Everything at the property was prefect and well thought out, which allowed for a relaxing break from the city. We have used HRS a number of times and always had a great holiday, thank you team. Five stars.

The service provided by Holiday rental specialists was prompt and good
The view and location are excellent too.
The property though was a let down:
It started with the lack of parking and a rickety gate
The bedroom that sleeps 5 with bunk beds has no windows or ventilation
The bathroom flushes really need to fill in quicker, when 10 people share 2 bathrooms that was a very sore point.
And the couches all felt old and itchy.
It needs some repairs and some fixing.

Stayed at Palm Oasis in Gerringong over Christmas 2021 for five days. Would not recommend. Property is run down. Towels were old with bleach marks on them, WiFi did not work, shade cloth shown in pictures is no longer there, property was tidy but no clean on arrival, no ceiling fans just noisy floor fans, fly screens broken, blinds are mouldy. We called the number left by Holiday Rental Specialists multiple times during our stay, no action was taken. Disappointed in service.

Great place for myself and 5 friends to stay for a weekend. Close to shops and town centre. Kitchen was huge and there was plenty of space to play and relax, including outside. Beds were comfortable and master bathroom was enormous! Would recommend this property for anyone with a group of 4-6. Will return!

Wow, the lilly pilli art house at Stanwell park was a real delight. The house has a lot of character and charm, I can tell it used to house a beautiful artistic family. Loved the pool, the kitchen especially the classic stove, and the artefacts everywhere. My family really enjoyed our stay as it made us feel welcome and at home.
We had a couple of little issues but solutions were provided fast and in the end we were offered late checkout which was perfect as we ended up staying a little later. I have made another booking with the holiday rental specialists next month and I can't wait.
