The cardinal rule of pricing is that the selling price of your home is determined by the buyers. One of the greatest mistakes vendors can make is putting an inflated price - a hopeful price - on their property in the hope that someone might pay it. If you put your home on the market for more than buyers perceive it's worth, it can languish without offers, even in a booming market.
It's widely known in the real estate industry that within the first eight seconds of viewing your home, buyers will know if they like it or not. The rest of the time spent inspecting your property will be based on those all-important first impressions. Brew some coffee before each inspection (freshly ground is best) the aroma creates pleasant associations for buyers.
Selling a home can be complex. It's easy to overlook something or be overwhelmed by the process even if you're an experienced seller. Although we should love to help you sell your home, and even though there are many advantages in doing so, you don't have to use a real estate agent. Keep in mind, though that 90% of home seller do use an agent because they believe the service they receive and the price achieved made the investment worth it.
As the settlement date approaches everyone tends to be in a euphoric state of mind but buyers should still take a little bit of care. We recommend buyers contact their agent and visit the new property on the day before settlement to make sure it's in the same condition as when they saw it last. This will give them time to contact their solicitors if anything has changed.

Justin was signed up to sell 2 investment properties and our family home on a large block property. Within just a couple of days he had 8 or 9 contracts for us to consider for our home and within just a couple of weeks we had contracts on the investment properties above what we expected also.

Justin and Sophia were friendly from the get go. They got the ball rolling quickly to get our house on the market for sale. The photos were up Monday, open home with 24 groups through Saturday and we accepted an offer the next Monday. Basically sold within a week.
They answered all our questions, were friendly and professional and made our selling experience easy. Highly recommend and thank you.

Since I work fifo in Perth I had only a couple of weeks to get the house ready for the market. Justin was a great help in pointing me in the right direction with what to do and who to hire to get the house looking great. I only gave him a week notice and he was very flexible and was able to get the photos done and up promptly. Since I was away and couldn’t be there he was great at ringing up and explaining how things were going every step of the way. We have recently moved to Everton Park after living inner city. We had lived in a number of apartments and had received what I thought was fairly good support from the real estate agents. I cannot say how different David from Madeleine Hicks has been! From the minute we moved in we have been supported and any concern raised was addressed quickly. We are in a lovely home and I believe that Madeline Hicks Real Estate must look after their owners as well as their tenants which I think is a rare thing.
